A savings plan you actually stick to

Every mortgage payment includes principal: money that moves from your pocket into your ownership stake. Think of it as forced savings: you build equity automatically, month after month, in a way that few of us manage with a regular savings account. Rent, by contrast, builds your landlord's equity.

Leverage works for you

Real estate is the one asset ordinary families can buy with 5-20% down while capturing 100% of the appreciation. If you put $50,000 down on a $500,000 home and it appreciates 4% in a year, you didn't earn 4% on your $50,000. You earned $20,000, a 40% return on your invested cash. Over a decade, that compounding is how modest incomes build serious net worth.

A fixed payment in a rising world

A fixed-rate mortgage locks your housing cost while rents around you keep climbing. That's a quiet superpower in a city like Seattle. Ten years in, homeowners are often paying meaningfully less than renters for comparable homes, and every year inflation makes that fixed payment feel smaller.

Doing it strategically

Strategy matters more than timing. That means buying a payment you can hold through market cycles, choosing a loan structure that fits your five-year plan, and understanding your options: house hacking, future refinancing, converting a starter home into a rental. I give every client a minimum of three loan scenarios because the "default" loan is rarely the optimal one.
